Margraves Ranch Developement

Fellow Castlegate residents:

Many of you may have seen the notice on Green's Prairie regarding a re-zoning meeting. The Castlegate Board of directors would like to share the following letter (which has also been sent to the residents of South Oaks, Nantucket and Indian Lakes) from Karen Pitts, a South College Station resident, regarding an upcoming meeting later this week:

 

Dear Neighbors,
We have alerted you in the past to the City's land use changes that will negatively affect our neighborhoods along Arrington Road.  College Station's City Council has passed two multifamily apartment complexes (CapRock 10 near Blue Baker to generate over 1,600 cars/day and The Ranch near South Oaks to generate 1,800 cars/day).  The next attempt to rezone involves the Margraves ranch across from the Arrington and Harpers Ferry intersection, with an anticipated 9,000 to possibly over 14,800 cars/day that will push Arrington beyond  its capacity.  The intent is to change zoning from estate homes to restricted suburban/townhomes/possibly school and retail. The traffic overload that will follow does not include our existing traffic.  We must stop the City's rezoning before it impacts the safety of our neighborhood!

Please make your voices heard at the Planning and Zoning Commission public hearing on Thursday, May 18, at 7 p.m. in the City Hall Council Chambers, at 1101 Texas Ave. S. and at the City Council public hearing on Thursday, May 25, at 7 p.m. in City Hall as well.  If you cannot attend, please email your opposition to the Margraves rezoning (stating your wish to maintain estate homes on the tract) to City Planner Jenifer Paz at jpaz@cstx.gov before the P&Z meeting.  Final approval for rezoning will be at the City Council meeting.  For the City Council meeting email any City Council member or City Secretary Sherry Mashburn at smashburn@cstx.gov, requesting that your statement be included in the City Council minutes.

Also to clarify, an "estate home" designation is defined as a >1 acre lot and the "restricted suburban" zoning designation is a 8,000 to 10,000 square foot lot. 

The Margraves Ranch development will occur south of Castlegate directly across from Greens Prairie Road.
